I presume she is referring to the area i'm planning from. And the bramble and bracken free is wrong, its just they are reasonably easy to avoid

A West Midland area that is virtually bramble and bracken free in mid August, has few nettles, has large areas that are extremely runnable? This is not a dream I've been there this August.
